EV Charging for Apartments and Housing Societies
Shared chargers your residents can use fairly: each resident pays for their own charging, and the building’s power supply is never overloaded.
More residents are bringing EVs home, and a shared parking area raises two questions every committee asks: who pays for the electricity, and can the building’s supply cope? YoCharge answers both. It’s residential EV charging software for apartment buildings, housing societies, condominiums and multi-family buildings, on the same platform that charging networks use in 25+ countries.
- Per-resident billing
- Load management
- Any OCPP charger
- App or RFID card
How shared EV chargers work in a building
Shared EV chargers give every resident access to charging, without arguments over the electricity bill.
Agree the setup: the committee or developer decides where the chargers go, how many, and the power limit for charging.
Install the chargers: your installer fits any OCPP charger, AC or DC, or our partner CPOs handle it.
Go live on YoCharge: the chargers connect to the platform, and the YoCharge-branded platform is live in a day.
Residents start charging: each resident signs in with the app or an RFID card, charges, and pays for their own sessions.
Per-resident billing: everyone pays for their own charging
No shared meter, and no splitting one bill across the building. Every session is recorded against the resident who started it.
Your tariffs: charge per kWh, per minute or per session, with Time-of-Day rates and idle fees for cars left plugged in.
Different rates for different users: set user groups, such as residents and visitors, each with its own tariff.
Easy to pay: residents pay from a prepaid app wallet or with an RFID card, with refunds handled in the platform.
Reports for the committee: sessions, energy and payments for every resident and every charger, with export to your accounting system.
Where the money goes: with white-label, payments go straight to your own account. With YoCharge Managed, payments go through YoCharge, which credits your earnings weekly.
Load management that shares the building supply
A building’s electricity connection has a limit, and ten cars charging at full power at 8 pm can exceed it. Load management keeps the total within the limit you set, and decides how power is shared across the cars plugged in:
First-in-first-out: cars are charged in the order they arrived.
Priority tiers: Guest, Regular and VIP, so residents can come before visitors.
By battery level: cars with a lower state of charge get more power first.
Time-of-Day scheduling: shift charging to the hours you choose, such as overnight.
The chargers receive their limits through OCPP charging profiles, the open standard way to control a charger’s power.
Illustrative example, not a customer result: a society sets 22 kW for charging. Two cars plug in at 7 pm and each gets 11 kW. When a third arrives, the 22 kW is shared across all three, so the building stays within its limit and every car keeps charging.
Chargers, and who installs them
YoCharge works with any OCPP charger, AC or DC, and 60+ charger brands already run on the platform (OCPP 1.6J · 2.0.1 · 2.1-ready). Add more as demand grows. Hardware-agnostic EV charging software
You can buy and install chargers through your own installer. Or, if you’d rather have one partner, YoCharge offers hardware, installation and maintenance through our partner CPOs, on long-term build, operate and maintain contracts of up to 7 years. Ask about it when you book a demo.
For real estate developers
Real estate developers can plan EV charging into a residential project from the start, then hand residents a system that’s already running. Run every project from one dashboard, set tariffs and power limits per building, and pass control to the society when it takes over. EV charging for real estate: who keeps the revenue
How you can pay for it
Two commercial models, so the society or developer can choose what suits the building:
Revenue sharing: pay as a share of the charging revenue.
Fixed fee: a fixed fee per charger per month.
EV charging for housing societies in India
For housing societies and RWAs in India:
Sanctioned load as the limit: load management uses the building’s sanctioned load as the site limit, so charging stays within what the DISCOM has approved.
Time-of-Day tariffs: align charging with Time-of-Day electricity tariffs where your DISCOM offers them.
UPI and UBC: with white-label, residents’ UPI and UBC payments go straight to the society’s account.
GST-compliant invoices for every session.
The chargers you’ll find: 99%+ of public chargers operating in India run OCPP 1.6J, the version YoCharge leads with.
EV charging in apartments: questions committees ask
How do residents pay for EV charging in an apartment building?
Each resident pays for their own sessions, from a prepaid app wallet or with an RFID card. The society sets the tariff per kWh, per minute or per session.
Will EV chargers overload our building’s electricity supply?
Load management keeps total charging within the limit you set and shares power by arrival order, priority tier or battery level.
Which chargers can we use?
Any OCPP charger, AC or DC. 60+ charger brands already run on YoCharge.
Can visitors use the chargers too?
Yes. Put visitors in their own user group with a separate tariff, and give residents priority through Guest, Regular and VIP tiers.
Who installs the chargers?
Your own installer, or our partner CPOs through hardware, installation and maintenance on long-term build, operate and maintain contracts of up to 7 years.
How long does it take to go live?
Once the chargers are installed, the YoCharge-branded platform is live in a day.
Does it work with sanctioned load limits in India?
Yes. The sanctioned load can be set as the site limit, and Time-of-Day tariffs are supported.
Can a developer run several residential projects?
Yes. Each building gets its own tariffs and power limit, all managed from one dashboard.
How does a society pay for YoCharge?
There are two commercial models: revenue sharing, or a fixed fee per charger per month. We’ll help you choose the one that suits your building.
